The project

A small community, not a development.

La Lomita sits on a gentle rise above La Garita, between Huacas and Santa Rosa. The land falls about nine metres across the site, so every house steps down the hill and looks out over the treetops. From the homes on the upper side you can see the ocean in the distance.

Only eight homes share the site. A single private entrance, stone walls and green common areas keep it quiet. The large guanacaste and native trees on the land were surveyed one by one, and the houses are placed around them.

The house

Four levels, one hillside.

Instead of flattening the lot, the house is split into half-levels that follow the ground. You arrive at street level, with a suite above the garage. Stairs lead down to the living room and kitchen, which open onto the deck and pool, with the second suite above them.

Each with its own bathroom, walk-in closet and balcony, on separate levels.

Off the living area, with a wooden deck, outdoor lounge and fire pit.

At street level under the front suite, next to storage and laundry, with an EV charger outlet.

Built for the dry tropics

Curved roofs with deep eaves, wooden louvers and cross ventilation, plus mini-split A/C in every room.

Natural materials

Stone gabion walls, wood-slat ceilings and a hand-finished render that recalls rammed earth.

Water reserve

A 3 m³ underground tank with its own pump keeps pressure steady.

Two volumes

Two volumes and an open heart between them.

The house is split into two volumes. The one on the street holds the garage with a suite above it. The one facing the garden holds the living room and kitchen, with the second suite on top. Each suite has its own floor, its own bathroom and its own balcony, so guests and family keep their privacy.

Between the two volumes is an open, covered space with the glass stair, the dining table and the terrace above. It catches the breeze, looks out to the trees, and leads straight to the deck and pool: the place for a long lunch or an evening with friends.

Outdoor living

Most of the day happens outside.

Terraces on several levels, shade from the big trees and a pool you can reach from the kitchen. The stairs, decks and stone walls work with the slope rather than against it.

Between Tamarindo and Conchal.

La Garita is a quiet residential area on the Pacific side of Guanacaste, between the two best-known beaches of the coast: Conchal Beach, ten minutes away, and Tamarindo Beach, fifteen. Huacas, for everyday shopping, is just down the road.
